Policies and Guidelines

We encourage you to review our policies before booking your stay at Rosewood Reserve RV Park. Taking time to read through these details helps set clear expectations, supports a smoother reservation process, and makes it easier to plan your visit to Hull and the Athens area with confidence.

RV PARK RULES

General Park Information
Office Hours: 9:00 AM to 6:00 PM Monday through Friday. Office number is
Reservations Are Required.
Quiet Hours: 11:00PM – 7:00AM. Anyone not following quiet time rules may be asked to leave. No generators running.
Campers / RVs older than 10 years must be approved by management.

General Park Rules
Illegal Drugs and Alcoholic Beverages
  • Possession or the use of illegal drugs is not allowed in the park. Guest will be immediately removed.
  • Unruly public Intoxicated behavior is not permitted in the park. Guest will be immediately removed.
  • Alcohol is permitted in your camper or on your site only. NO GLASS CONTAINERS.
  • Rosewood Reserve RV Park is a FAMILY ORIENTED RV PARK and we ask that you drink responsibly and respect those who choose not to drink alcohol.
  • No foul language.

Smoking / Vaping
  • Smoking / Vaping is allowed on your site and in and around your camper, as long as other campers are not affected.
  • NO SMOKING / NO VAPING allowed inside or around the exterior of The Lodge, laundry area, bathrooms or pavilion
  • All cigarette butts must be disposed of in an appropriate trash receptacle – do not throw on the ground.

Parking
  • LOTS WILL ACCOMMODATE ONLY TWO VEHICLES.
  • DO NOT park vehicles on the roads or on your neighbor’s lot.
  • DO NOT block roads or entrances to other lots EVER.
  • DO NOT park vehicles on the side of your lot where part of the vehicle is in the road.
  • OVERFLOW parking is available in our parking lot near the main office.
  • Roads must be kept clear for emergency personnel to reach a guest if needed.
  • Management reserves the right to ask owner to move vehicle if we feel it’s violating parking rules.
  • TOWING VEHICLES – Any vehicle in violation of our parking rules WILL BE TOWED at owner’s expense.

Respect Others in The Park
  • Please respect guests by not allowing your pets or children to play in the areas leased by others.
  • Please respect your neighbors by controlling your noise level and language.

Guests of RRRVP Guests
  • Please respect the area of others by sharing the park rules with your visitors.
  • You are responsible for the conduct of your guests. Please make sure they know the rules.
  • If your guest is not following RRRVP rules then you may be asked to leave the park with them.

Children
  • Children must always be under the supervision of their parents or an adult
  • Parents are responsible for the conduct of their children and their guest’s children, for children’s safety, do not let them run through campsites.
  • Do not let children play in fire pits and remaining cinders. Please supervise your children in bathrooms and the Lodge
    especially near the fire pit area. If this becomes a problem, you will be asked to leave this area.

Pets
  • Pets must be on a leash and supervised at all times. The leash must be 6 ft or shorter and under control of an adult at all times.
  • Clean up after your pet. A fee of $50 will be charged to your account for any violation of this policy.
  • Pets are not allowed in the office, laundry, or restrooms.
  • Please do not attach your pet to any outside fixtures or campers
  • No leaving pets unattended at ANY time.
  • Make sure pets always have plenty of water.
  • Pet Fences or kennels may be set up if cleaned up after. Must be moved for grass cutting.
  • Aggressive dogs are not permitted – you will be asked to leave the park if your dog shows any aggressive tendencies or complaints are verified.

Visitors
  • Visitors MUST follow all park rules. Management reserves the right to remove ANY visitor who will not do so.

Grounds and Maintenance

Campfires
  • On occasion fires may be prohibited by our staff due to hazardous fire conditions. Please check with Management before
    starting a campfire at your site.
  • Campfires must not be left unattended and must be extinguished before going to sleep each night.

Restrooms
  • Are provided for your convenience, please help us in keeping them clean.
    • No smoking in the restrooms.
    • No pets are allowed in the restroom.

    Laundry

    • No washing pet peds, blankets, etc. in washers.
    • No washing boots, excessive muddy items in washers.
    • Please clean up after yourself.
    • Do not leave laundry unattended.

    Trash

    • Must be tied in plastic bags and placed in the trash dumpster near entrance.
    • ALL TRASH MUST BE REMOVED FROM SITE UPON DEPARTURE.
    • Please do not leave trash outside your RV and on your lot during your stay. It should be removed immediately

    Food

    • Leftover food should be put in a trash bag and taken to the dumpster. Do not throw out food on the ground as this will
      attract ants, raccoons, and other uninvited guests to your site.

    Damage to Grounds

    • Do not destroy trees or damage property

    Items Stored on Lot

    • No additions or changes may be made to the grounds of the park without permission of management.
    • If you leave items on your lot, you may be charged a removal fee and/or your items may be discarded.

    Refund Policy

    • No refunds for early departures or adverse weather
    • If a 7-day notice is given there is 100% refund minus a cancellation fee. (This does NOT include Football season)
    • Cancellations 7 days or less are non-refundable

    No Soliciting

    • Any items sold in the park may only be done with the permission of management.
    • No signs should be posted in the park by guests soliciting or advertising items to sell.
    • No door-to-door sales or soliciting allowed.

    Problems

    Please call the office (706.549.5050) if you're having a problem in the park with another guest. It is our pleasure to make Rosewood Reserve RV Park the most pleasant experience possible for everyone; therefore, we encourage you to let us know if your neighbor is not following park rules.

    Release of Liability; Assumption of Risk; Indemnification:

    (a) RV PARK’S Rules and Regulations. GUEST will observe the RV Park’s Rules
    and Regulations at all times. GUEST is responsible for informing his/her guests, invitees and family members of the RV Park’s Rules and Regulations.

    (b) Guest acknowledges that use and occupancy of Rosewood Reserve RV Park and its facilities involve inherent risks, including but not limited to uneven terrain, fire pits and grills, electrical, water and sewer connections, weather conditions, wildlife, acts of other guests, and use of common areas and amenities, which may result in property damage, personal injury, serious bodily injury, or death. Guest voluntarily assumes all such risks, whether known or unknown, and accepts full responsibility for their use and occupancy of the property.
    (c) To the fullest extent permitted by law, Guest releases and discharges Rosewood Reserve RV Park, its owners, managers, employees, and agents from any and all claims, demands, damages, or causes of action for personal injury, death, or property damage arising out of or related to Guest’s use or occupancy of the
    property, including claims arising from the ordinary negligence of the Park, but
    excluding gross negligence or willful misconduct. Guest further agrees to defend,
    indemnify, and hold harmless the Park from any claims arising from the acts or
    omissions of Guest or Guest’s family members, invitees, visitors, or pets, and
    acknowledges responsibility for ensuring compliance with all park rules.
